Studio Rules

General

  1. Studio is accessible 15 mins before booking.
  2. Driveway can contain 3 vehicles. Anything additional can be parked on street around the outside. (middle section may be ticketed)
  3. No shoes inside.
  4. No smoking inside.
  5. Approve any significant re-arrangement of furniture or decor.
  6. Put everything back where it was located originally when finished.
  7. Temperature must be set back to 20 degrees and lights turned off
  8. Ensure front door is closed tight and side door is locked.

 

Food & Drink

  1. No food is allowed in either studio room (red room or blue room)
  2. Drinks in studio must have lid and must be stored on the ground away from electronics.

 

Cleanliness

  1. Ensure the entire space is ready for next guests / client.
  2. All trash must be put in the garbage bin and taken out if full or contains raw food.
  3. Kitchen must be left clean. No dirty dishes, or counters.
  4. A broom, dust pan, mop and bucket are left in the hallway closet for additional cleaning if floor is dirty.

 

Equipment

  1. All gear used at the studio must be switched off and properly organized.

Short-Term Rental Agreement

This Short-Term Rental Agreement ("Agreement") is made and entered into on 5/19/26, between the owner/property manager [Prevail Media Group], hereinafter referred to as the "Host," and the guest Locksmith, hereinafter referred to as the "Guest," for the rental of the property located at [10 Lisa Ct, London, ON N5Z 5B3] from May 21-24.

Collaboration Needs:

  1. Full walkthrough of Bnb space video (filmed on first day of booking)
  2. Video content of artist working in studio space.
  3. Shared content on artist instagram in space on his page - 2 stories throughout stay or after and 1 post

Rental Terms and Conditions:

  1. Rental Period: The rental period will begin on [Check-in Date] at 3:00 p.m. and end on [Check-out Date] at 11:00 a.m. We are flexible with these times, so please let us know in advance if you need to make any adjustments.
  2. Check-In/Check-Out Procedures: Upon check-in, guests are required to review the House Tour Video and refer to the room-by-room QR Codes for troubleshooting questions. Upon check-out, guests are required to load the dishwasher and clean and put away any other used dishes, place any overfilled garbage or recycling in the garbage bin in the garage, place used towels in the nearest bathtub or shower, turn off all lights, games, instruments, televisions, etc., and lock all of the outside doors.
  3. Parking: There is a limit of 2-4 cars in the driveway. Parking on the grass is strictly prohibited, and street parking is available on the outside of the island. Please note that there is no overnight street parking between 3:00 AM and 5:00 AM from November 1st to April 30th unless no street snow removal is taking place.
  4. Vehicle Security: To ensure the safety of your equipment and valuables, please do not leave them in your vehicles overnight. Instead, kindly load them into the garage storage area, but note that this area is not heated during the winter months.
  5. Bedroom Usage: Guests will have access to the precise number of bedrooms required for their stay, with a maximum total of 20 guests allowed. Guests can access the following:
    1. Bedroom One: 1 Queen Bed for 2 People
    2. Bedroom Two: 1 Queen Bed for 2 People
    3. Bedroom Three: 1 Queen Bed for 2 People
    4. Bedroom Four: 1 Queen Bed for 2 People & 1 Single Bed for 1 Person
    5. Bedroom Five: 6 Bunk Beds for 6 People & 1 Queen Air Mattress for 2 People
    6. Conference Room: 2 Single Air Mattresses for 2 Single People
    7. Lounge: 1 Couch
  1. Guest Access: To maintain security and provide a comfortable environment, we kindly request that only the guests included in your booking party stay on the premises. Our jam space/karaoke floor is open to all guests, and the music recording studio is available to guests who have upgraded their stay. However, private storage areas are off-limits.
  2. Quiet Hours: Quiet hours are from 11:00 p.m. to 7:00 a.m. Please keep noise levels to a minimum during this time.
  3. Prohibited Items and Activities: Pets, candles, and indoor smoking are not allowed. Do not stick anything on the walls or remove anything from them.
  4. Electronic Equipment: Guests must not attempt to rewire or reroute any electronics. If you encounter any issues, please refer to the room's QR code for troubleshooting instructions.
  5. Refrigerator and Cabinet Items: All items located in the refrigerator or cabinets are free for you to use unless marked otherwise.
  6. Children's Safety: If you are bringing children under the age of 12, please inform us in advance. We will make suitable safety preparations accordingly.
  7. 24/7 Monitoring: The Driveway, Control Room, and Live Floor are monitored around the clock for your safety and security.
  8. Animal on Site: Dexter, our friendly neighbourhood feline, resides on-site. Please note that Dexter has amenities available on the ground floor, in the laundry room, and also in a designated area in the garage with access through a cat door.
  9. Events: Events are permitted but require approval in advance and are subject to security deposits and additional rules.
  10. Seasonal Notes: The gym and outdoor lounge area are closed during winter, and a space heater is provided in the shed (outdoor smoking area). Heaters are located in the downstairs bedrooms for comfort during the colder winter months. Please turn off the heater when not in use, and before you leave. In case of snow or ice, a shovel and bucket of salt can be found in the garage.

Event Terms & Conditions:

  • Events require prior approval and are subject to a security deposit.
  • A security deposit is refundable upon a satisfactory inspection and depends on the event's scale and nature.
  • The maximum event capacity is 20 people.
  • Quiet hours are from 11:00 p.m. to 7:00 a.m., and guests should keep noise levels low outside of these hours.
  • Limited parking is available, and alcohol consumption and smoking are permitted only in designated areas.
  • Guests must keep the event space clean, not move furniture without permission, and report any property damage immediately.
  • Additional decor for events requires prior approval, and the host may offer decor add-ons if interested.
  • Strict control over the number of attendees and reporting any security concerns are required.
  • Event hosts are responsible for ensuring a timely departure and returning the event space to its original state.

By signing this Agreement, you acknowledge and agree to participate in the above marketing and social media activities as outlined. Your participation is voluntary and can be discussed further if necessary. Please sign and return a copy of this Agreement to confirm your acceptance of the terms and conditions outlined above.

To ensure a smooth experience, please take a moment to review the following instructions regarding check-in/out times, parking, accommodations, and house rules:

  • Check-in/out: Check-in is anytime after 3:00 p.m., and checkout is at 11:00 a.m. If you need to adjust those times, just give us a heads-up, and we’ll do our best to accommodate you!
    • Your personal door access code will be provided at the start of your stay. Just enter this code into the lock on the front door, press the lock/unlock button in the center & you're in.
    • Upon check-out please:
      • Load the dishwasher & tidy any used dishes
      • Place overflowing garbage & recycling in the bins outside
      • Toss any used towels in the nearest bathtub or shower
      • Turn off all lights, games, instruments and TVs.
  • Parking: You can park 2-4 cars in the driveway, but please avoid parking on the grass. There’s also street parking available, just keep in mind that it’s not allowed overnight from 3:00 AM to 5:00 AM (November 1 - April 30). If you need extra space, there’s additional parking at 532-546 King St. And as a friendly reminder, please don’t leave valuables in your car overnight.
  • Accommodations: The space comfortably sleeps 15 in beds and can accommodate up to 20 with air mattresses and couches. Should you need air mattresses during your stay, please let us know in advance.
  • Wi-Fi Access: There are two available networks. For the best outdoor coverage, use the Mesh network!
    • Prevail Music — password: prevailmusic
    • PrevailMG-Mesh — password: savingt1
  • Amenities: Have fun in our jam space and karaoke area! If you’re an upgraded guest, you’ll also have access to the music studio. Feel free to use any items in the fridge and cabinets, and just let us know in advance if you’d like to use the charcoal barbecue.
  • Equipment: Please avoid rewiring any equipment. If you need assistance, just scan the QR code in the room for troubleshooting tips, or feel free to reach out to us—we're here to help!
  • Quiet Hours & House Rules: We want everyone to have a peaceful stay, so please keep noise to a minimum from 11:00 p.m. to 7:00 a.m. Just a friendly reminder: no pets (except for service animals), and please refrain from using candles, incense, or smoking indoors (smoking is welcome in the outdoor shed). Thank you for your understanding!
  • Resident Cat: You might meet Dexter, our friendly all-black resident cat who loves both indoor and outdoor adventures! Please be kind and considerate to him during your stay. We hope you enjoy his company!
  • Events: If you’d like to host an event, please make sure to get our approval in advance. Just a heads-up that a different security deposit and some additional guidelines may apply!
